Almost Every Home Here Is on Septic

Most of Cherry Valley has no sewer line to connect to. Nearly every house has its own tank, many on an acre or more along Cherry Valley Boulevard, Oak Glen Road, Bellflower Avenue and Brookside Avenue. Oak Glen, up the hill, is the same story. The apple orchards and the cabins around them are all on septic.

That makes pumping a normal part of owning a home here, the same as clearing brush before fire season.

One Area, Two Counties

Cherry Valley is in Riverside County. Oak Glen, a few miles up Oak Glen Road, is in San Bernardino County. The county line matters when a system needs repair or replacement. Cherry Valley jobs go through the Riverside County Department of Environmental Health. Oak Glen jobs go through San Bernardino County Environmental Health Services.

For a routine pump-out, you don't need to worry about any of that. If we find a problem that needs a permit, we'll tell you which county it goes through and what's involved.

Older Tanks on Sloped Ground

A lot of homes here were built decades ago, and the tanks are as old as the houses. Older tanks are often smaller than what a new home would get today, so they fill faster than people expect.

The ground climbs toward the foothills, with decomposed granite and rock in many spots. Hillside leach lines and seepage pits are both common. On a sloped lot, tell us whether the tank sits above or below the driveway. That decides where we park the truck.

Oak Glen: Narrow Roads and Winter Weather

Oak Glen sits close to 5,000 feet. Winter brings snow and freezing nights, and the roads are narrow and winding. In the fall, apple season traffic fills Oak Glen Road on weekends.

If you're up there, a routine pump-out in late summer, or on a weekday in the fall, is easier on everybody. If a backup can't wait, call anyway. After-hours emergency calls are answered.

Before We Arrive

If the yard stays wet after a pump-out, the leach lines may be the problem. See leach line repair and seepage pits. Selling? Start with an escrow inspection.

Next door, we also pump in Beaumont, Calimesa and Yucaipa. See our Riverside County page for the rest of the county.

Cherry Valley & Oak Glen Septic Questions

Is Cherry Valley on sewer?

Most of Cherry Valley is not. Nearly every home has its own septic tank, so regular pumping is part of owning a home here.

Who handles septic permits in Oak Glen?

Oak Glen is in San Bernardino County, so permits go through San Bernardino County Environmental Health Services. Cherry Valley is in Riverside County, which uses the Riverside County Department of Environmental Health.

Can you pump a tank in Oak Glen in winter?

Yes, as long as the road and your driveway are safe for the truck. Snow and ice can push back a routine visit. Emergency calls are answered after hours.

How often should I pump on a large Cherry Valley lot?

Lot size doesn't change much. Tank size and the number of people in the house do. Most homes need pumping every 3 to 5 years, and a guest house or ADU on the same tank shortens that.
